Why us
The acquisition of a property is for many, the most important investment they will make.
Buying or building your family home or apartment involves several professionals, banking institutes and lots of patience. It also involves risk, which if taken lightly, can decrease the value of the property and increase remedial costs.
From our extensive experience in the market, an estimated 75% of the buildings constructed within the last decade, are reported to suffer from defects, where many are serious. Should these defects remain undetected, they could escalate and result to higher costs to put right.
Homeowners, Property Institutions and Companies with many property assets usually take the hit, as they will incur large remedial costs to safeguard their interests.
We inspect newly developed, renovated or to-be-purchased buildings. Having no ties to developers or contactors we act impartially and do not represent the interests of the developer.
For new-built properties:
The Inspection should be undertaken within 12 months after the construction works are complete, allowing the developer or contractor the opportunity to rectify any defects before the inspector returns to follow up with the works.
For the purchase of a property:
An Inspection should take place before the property acquisition, with the consent of the current owner (seller). This report will provide the buyer with all the technical details and defects of the building, but will also allow the current owner to have a comprehensive knowledge of his property.
We can also provide with defects rectification advisory, followup and final rectification works sign-off certificate.
We have a proven record of identifying and remediating defects at early stages, thus allowing for lower repair and maintenance costs. The savings for the owners, outweighed the cost of the inspections.
